Living in Nueva Andalucía

Nueva Andalucia is a district of Marbella, not a town in its own right. It is one of the municipality's five official districts, with its own council office on Avenida Miguel de Cervantes, a district council that publishes minutes, and a deputy mayor's office. Its residents sit on Marbella's population register. The Andalusian statistical institute counts 21,530 people here, a little over one in eight of Marbella's roughly 160,000.

The district's defining feature is the golf valley. Three courses are confirmed inside it: Real Club de Golf Las Brisas, designed by Robert Trent Jones with ten artificial lakes; Los Naranjos, founded in 1977, also Trent Jones; and Aloha, designed by Javier Arana. Two authorised international schools operate here, Aloha College for the British system and Svenska Skolan for Swedish pupils aged three to twelve. On asking prices in July 2026 it was the second dearest of Marbella's seven priced districts, behind Nagueles-Milla de Oro, and dearer per square metre than the municipality as a whole.

Know the trade-offs before you view. There is no railway anywhere in Marbella, no toll-motorway exit for the district, and no hospital; the reference hospital is the Costa del Sol on the A-7. The layout is built around fairways rather than streets, so you will drive for almost everything.

  • Three golf courses confirmed inside the district

    The regional tourism authority places Las Brisas, Los Naranjos and Aloha in the golf valley. Two are Robert Trent Jones designs; Aloha is by Javier Arana. Three courses of this standing inside one district is unusual on this coast.

  • Two authorised international schools within the district

    Aloha College in El Angel teaches the British system and is authorised for 850 pupils. Svenska Skolan at the Vasari Center takes Swedish children aged three to twelve. Both hold regional government authorisation.

  • Prices above the Marbella average and rising faster

    In July 2026 asking prices per square metre stood above the Marbella average and had risen slightly faster over the year. Only Nagueles-Milla de Oro was dearer among the seven priced districts.

  • Local administration closer than the town hall

    The district has its own council office on Avenida Miguel de Cervantes, a district council with published minutes and a deputy mayor's office. For permits and local complaints, that is nearer than central Marbella.

  • Puerto Banus and the marina sit next door

  • Above Marbella prices without Marbella town life

    You pay above the municipal average per square metre, yet you are not in Marbella Pueblo and its streets. The premium buys the golf valley, not a town centre.

  • No railway and a long road to one

    There is no train anywhere in Marbella municipality. The coastal line ends at Fuengirola, twenty-seven kilometres away, and Malaga's main station is fifty-seven. The airport is about forty minutes by road.

  • No toll-motorway exit of its own

    The toll road has named exits for San Pedro de Alcantara and Calahonda but none for Nueva Andalucia. Drivers join at a neighbouring exit, and the layout assumes a car for daily life.

  • Primary care only; the hospital is a drive

    La Campana handles primary care, but there is no hospital in the district. The reference hospital is the Costa del Sol at kilometre 187 of the A-7, shared with eight other municipalities. Bus line twelve connects the two.

  • The golf valley is quiet, sometimes too quiet

    The district is spread out and built around courses rather than streets. That suits buyers who want calm, and bores those who expected town life. Walkers and non-golfers should visit before committing.

Where you might be better off elsewhere

We rate Nueva Andalucia highly for one kind of buyer: golfers, and households wanting the British or Swedish school runs, who are content to drive everywhere. We would steer others away. If you do not play golf, do not need Aloha College or Svenska Skolan, and picture yourself walking to a bakery, this is the wrong district. It is spread out, quiet and priced above the Marbella average, and you will pay the golf valley premium for fairways you never use.

Our first alternative is San Pedro de Alcantara: the same coast, the cheapest of Marbella's seven priced districts, a compact centre and its own named motorway exit. Marbella Pueblo sits mid-table among the seven priced districts and puts you in the town rather than the golf valley. Estepona is a full municipality in its own right, for buyers not tied to Marbella at all. Puerto Banus, next door, is for buyers who want the marina at their feet rather than nearby. Visit the golf valley on a weekday evening before you offer; if the quiet unsettles you, believe that feeling.

Which golf courses are actually in the golf valley?+

Los Naranjos, founded in 1977, is also a Trent Jones design. Aloha Golf Club is by Javier Arana. Marbella's town hall names fourteen courses across the municipality but does not locate them, so we do not claim any others for the district, including La Quinta, whose placement we could not establish.
Are there schools inside the district?+
Two, both authorised by the regional government. Aloha College, in the El Angel urbanisation, teaches the British system and is authorised for 850 pupils. Svenska Skolan, the Swedish school, operates from the Vasari Center at La Alzambra and is authorised for 152 pupils aged three to twelve. Families following other curricula, or with older children for the Swedish school, will need to look outside the district.
Can you live here without a car?+
We would not try. There is no railway anywhere in Marbella municipality; the coastal commuter line ends at Fuengirola, twenty-seven kilometres away on the town hall's own figure, and Malaga's main station is fifty-seven. The toll motorway has no exit named for Nueva Andalucia. Municipal bus line twelve runs between the district and the Costa del Sol hospital, and the airport is about forty minutes by road. The district itself is spread out and built around golf courses, so daily errands assume a car.
Is Puerto Banus part of Nueva Andalucia?+
The marina sits beside the district and the two share a postcode, but the town hall nowhere states that Puerto Banus falls inside Nueva Andalucia, so we do not assert it. If a listing describes a Nueva Andalucia property as Puerto Banus, treat that as marketing, not administration. Check the address against the district boundary before you rely on it.
What was the segregation petition, and does it matter?+
In 1991 a petition sought to split San Pedro de Alcantara from Marbella as a separate municipality, and it proposed taking Nueva Andalucia and Guadalmina with it. The regional government rejected the petition in 2011, twenty years on. Nothing changed, but the file shows the district's place in Marbella has been formally contested within living memory. A buyer who assumes Nueva Andalucia is permanently and securely Marbella should know that a formal segregation case once tried to move it out.
What are the costs of buying property in Nueva Andalucía?+
When buying property in Nueva Andalucía, budget for property transfer tax (ITP) of 7%, plus roughly 3-4% in notary, land registry and legal fees. Agency commission is usually paid by the seller. On the mainland and the Balearics, new builds pay VAT (IVA) of 10% plus AJD stamp duty instead of ITP. Transfer tax is set by Andalucía rather than nationally, and reduced rates can apply for main homes and younger buyers.

Budget approximately 2-4% of property value per year for all running costs. IBI is set by the town hall of Nueva Andalucía within a national band, so it is municipal rather than regional.
What taxes do I pay when selling property in Nueva Andalucía?+
When selling property in Nueva Andalucía, you pay capital gains tax (plusvalía) on the profit at rates of 19-26% depending on the gain amount. Non-residents have 3% of the sale price withheld at completion. You may also pay municipal capital gains tax. Main residence exemptions may apply for residents over 65. Capital gains tax is national, so it is the same in Andalucía as anywhere in Spain. No. Spain withdrew the Golden Visa property investment route in April 2025, so buying in Nueva Andalucía no longer leads to residency. Non-EU buyers who want to live in Spain apply for a separate permit instead, most often the non-lucrative visa (proof of income and private health insurance) or the digital nomad visa (remote work for non-Spanish clients). Ask an immigration lawyer which route fits your situation before you buy.
